Live with Nick Tart (Tettenhall/Wolverhampton branch), listed as OIRO £395,000, marked "New" on nicktart.com, ref #10820490. No upward chain. Virtual tour and 16 photos live. Previously listed with Berriman Eaton — Tettenhall (reduced to £425,000 on 18/02/2026) but that instruction ended without a sale; John moved the listing back to Nick Tart. £395,000 is Nick Tart's original valuation from when John first went to BE a couple of years ago — not a new cut. Nick Tart's advice is to keep it at that figure to actually sell it, having seen the higher BE price fail to move it.

Correction (2026-09-01): tidying/prep work is now complete — house is ready to relist. Listing had been paused/withdrawn while tidying was outstanding; next step is to contact Scott Turner at Nick Tart to reinstate the listing (OIRO £395,000, ref #10820490).

South Staffordshire is the district immediately west of Wolverhampton/Tettenhall (admin HQ Codsall, borders Wolverhampton directly). Same source and window as above, region = South Staffordshire, Apr 2025–May 2026. Prices here run well above Wolverhampton's — average detached is over £100k higher — consistent with it being a more rural, higher-value district.

Key figures: Apr 2025 £430,942 (+8.0% YoY) → May 2026 £451,413 (+3.5% YoY). Peaked at £453,560 in Apr 2026. YoY growth choppier than Wolverhampton, dipping to +0.1% in Jan 2026 and spiking to +9.4% in May 2025, but the underlying average has held broadly flat-to-rising all year — no equivalent of Wolverhampton's steady climb, more a plateau at a much higher price point.

Open question

Worth asking Nick Tart directly: does the Tettenhall Wood-specific softness (-5% YoY per Rightmove) reflect genuine local conditions, or is it a small-sample effect (few detached transactions in the immediate area skewing the blended average via flats/terraces)? Both neighbouring official benchmarks — Wolverhampton detached (+7.8% YoY, rising steadily) and South Staffordshire detached (+3.5% YoY, plateaued at a much higher £451k average) — tell a more favourable story than the Tettenhall Wood blend, and Tettenhall Wood itself sits geographically between the two, so either could be the more relevant comparator depending on which side of the boundary buyer demand is coming from.
